in negotiating a forbearance agreement with the lender, as well
as suggest other foreclosure prevention efforts. |

A homeowner that is having difficulty making mortgage payments
may benefit from short-term mortgage counseling. However, a
delinquent account may indicate a severe problem that could
lead to default and foreclosure. |

delinquency and the financial ability of the borrower to continue

be paying too much for property and school taxes. CCA can review
the potential for a property tax assessment reduction and assist
in the formal petition process; including an examination of
public assessor records to determine the accuracy of property
information and tax exempt status (Veteran, STAR, etc), and
preparation of a real estate appraisal (by law, a property's
assessed value cannot exceed market value). CCA can also assist
in preparing a petition to your local Board of Assessment Review
(BAR) and refer you to an attorney, if desired, for representation
at BAR or Small Claims Court hearings. |
