Purchasing a home represents one of the largest expenditures or investments that an individual or family will ever make. CCA can help prospective homebuyers in making the choices that are best for their individual circumstances. For current homeowners, CCA can also offer advice in mortgage default/foreclosures and property tax reduction.

CCA can help a prospective homeowner find the house that matches individual or family needs and budget, while protecting economic and personal interests throughout the home purchase process.
Mortgage Counseling: Examination of the household budget and financing options, including review of the costs associated with home purchase and an explanation of the title transfer process.
Property Search: Use of Multiple Listing Services and other sources to locate suitable properties. Review of purchase considerations such as real estate taxes, environmental issues, and local regulations.
Building Inspection: An inspection of building components and sysems, and an assessment of existing and potential building defects and maintenance issues.
Real Estate Appraisal: An accurate estimate of market value. This is essential to all real estate transactions. A prospective homeowner should be assured that the property is not over-priced, and that a reasonable and fair offer is being made.
Closing: CCA can refer the prospective homeowner to an attorney for review of legal documents and legal representation during title transfer.
Homeowners: If a homeowner cannot pay the mortgage, doing nothing is the worst option. Inaction will eventually result in the loss of the home and equity, and may cause prolonged debt obligations and denial of future credit.
CCA can assist in determining the steps needed to safeguard homeowner interests. Household finances are examined to determine the best course of action. CCA can also assist in negotiating a forbearance agreement with the lender, as well as suggest other foreclosure prevention efforts.
Lenders: A homeowner that is having difficulty making mortgage payments may benefit from short-term mortgage counseling. However, a delinquent account may indicate a severe problem that could lead to default and foreclosure.
CCA can meet with the homeowner as a means of early intervention to assess the cause of loan delinquency and the financial ability of the borrower to continue to meet mortgage obligations. CCA can also provide mortgage counseling and recommendations for drafting a forbearance or a workout agreement.
Property taxes can represent a substantial portion of housing costs. In some cases, a property owner may be paying too much for property and school taxes. CCA can review the potential for a property tax assessment reduction and assist in the formal petition process; including an examination of public assessor records to determine the accuracy of property information and tax exempt status (Veteran, STAR, etc), and preparation of a real estate appraisal (by law, a property's assessed value cannot exceed market value). CCA can also assist in preparing a petition to your local Board of Assessment Review (BAR) and refer you to an attorney, if desired, for representation at BAR or Small Claims Court hearings.
