BUYER’S AGENT
When I relocated to the Capital Region from New York City, I was looking to buy my first home. Duane Nealon served as my Buyer’s Agent, Pre-Purchase Home Inspector, and Project Manager.

As a Buyer’s Agent, Duane was able to send me [electronically] a property profile of every house on the market that seemed as if it might possibly be of interest...a huge saving of time and energy. Once I had selected the house I wanted, which was a FSBO listing, Duane negotiated an advantageous and yet fair sale price. This was during a period when the home real estate market was very heated and properties were under contract only days after being listed. It is remarkable that Duane was able to persuade the property owner to allow a visit to the property on Easter Sunday and had negotiated a purchase contract by Monday morning.

Duane also prepared a Comparative Market Analysis, a thorough Pre-Purchase Home Inspection Report on the property, and served as Project Manager for a two-phased home improvement plan. Interior work was completed quickly and smoothly so the house was ready for occupancy within 30 days by the time the lease for my temporary apartment was scheduled to expire. Essential external restoration, including new roofs, painting and repairs, and insulation were subsequently completed later in the season.
